In an estate agency the numbers that matter are few and almost nobody looks at them regularly: how long a property sits unsold, how far it drops from the asking price, and which channels bring enquiries that turn into deals.
It is the most honest metric there is. A property sitting for months does not have a market problem, it has a price or presentation problem, and the longer it sits the more it burns. Seeing it on a view, with the days ticking, forces a conversation with the vendor that otherwise gets postponed.
The gap between listing price and completion price, by area and property type, tells the agency how realistic its valuations are. It is the data that lets you take instructions at a price genuinely achievable rather than an inflated one taken to please the vendor.
Counting enquiries per portal is useless: what counts is how many become viewings and deals. A portal generating many poor enquiries costs agents time and looks excellent in reports. The correct measurement always sits further down the funnel than where people usually look.
It has to be measured on both sides, because winning instructions and closing sales are two different jobs and the same person is rarely good at both. A view that separates them lets you organise the agency around real talent rather than the model of the agent who does everything.
